The Commercial Cleaning Process
Commercial duct cleaning follows the same NADCA source-removal standard as residential work — but with larger equipment, multi-technician crews, and a more detailed pre-job assessment.
Commercial Site Assessment
Before any work begins, we conduct a full walk-through of your facility. We document the number of HVAC units, duct material types (sheet metal, flex, fiberglass duct board), system configuration (single-zone vs. multi-zone, VAV boxes, rooftop units), and any areas of visible contamination or moisture damage. You receive a written scope of work and firm quote — no surprises on billing.
Scheduling Around Your Operations
We work around your business hours. Most commercial jobs are scheduled for early morning starts, evening shifts, or weekend blocks. For 24/7 operations like hospitals or data centers, we work zone-by-zone so only one section of the building is affected at a time. We confirm the schedule in writing and provide a point-of-contact for day-of coordination.
Equipment Setup & Containment
Commercial jobs use truck-mounted HEPA vacuum units capable of generating 6,000–10,000+ CFM of negative pressure — significantly more than residential equipment. We connect directly to main trunk lines and establish negative pressure across the entire zone being cleaned. Supply and return sides are isolated to prevent cross-contamination between zones.
Source-Removal Agitation
Technicians work every branch line, supply run, and return duct using commercial-grade rotary brush systems and pneumatic air whips. For large rectangular sheet metal ducts, we use forward-pressure air skippers and contact vacuum tools to scrub all four duct walls. Every linear foot of ductwork is addressed — not just the registers.
Air Handler & Coil Service
Commercial air handlers accumulate significant contamination on evaporator coils, drain pans, and blower assemblies. A fouled coil can reduce system efficiency by 20–40% and is a primary site for mold growth. We clean the coil exterior, flush the drain pan, and vacuum the air handler cabinet — restoring airflow and preventing microbial growth at the source.
Duct Pressure Leak Testing
After cleaning, we perform a duct pressure test on each zone. Commercial ductwork — especially older systems with sheet metal joints and mastic seals — develops leaks over time that waste conditioned air into ceiling plenums and wall cavities. We document leakage rates and provide a written report. Sealing recommendations are provided separately with no obligation.
Antimicrobial Treatment (Optional)
For facilities with documented mold, high humidity environments, or IAQ compliance requirements, we offer EPA-registered antimicrobial fogging. The treatment is applied after cleaning and coats all interior duct surfaces. We provide the product safety data sheet (SDS) and application documentation for your facility records.
CO₂ & Indoor Air Quality Testing
We measure CO₂ levels, PM2.5, and PM10 particulates at multiple points throughout the facility before and after cleaning. Results are compiled into a written IAQ report you can share with building occupants, property managers, or regulatory bodies. Final Walk-Through & Documentation
Before we leave, we walk the facility with your facilities manager or point-of-contact to confirm all registers are reinstalled, HVAC systems are restored to normal operation, and the work area is clean. NADCA's ACR standard defines exactly what constitutes a complete duct cleaning — including inspection protocols, cleaning methods, and post-cleaning verification. We follow ACR on every commercial job and can provide documentation confirming compliance.
Source Removal — The Only Accepted Method
NADCA explicitly prohibits chemical encapsulation as a substitute for physical cleaning. Source removal — mechanically dislodging contamination and extracting it via negative pressure — is the only method that actually removes contaminants from the system. We never spray-and-walk-away.
ASHRAE 62.1 Ventilation Standard
ASHRAE 62.1 governs minimum ventilation rates for commercial buildings. Dirty ductwork and fouled coils directly impair a building's ability to meet these standards. Our cleaning and IAQ testing process helps facilities managers verify and document compliance.

Do we need to vacate the building during cleaning?
For most commercial jobs, occupants can remain in unaffected zones while we work zone-by-zone. For facilities with strict IAQ requirements (medical, childcare), we recommend scheduling during off-hours. We'll advise on the best approach during the site assessment.
Can you provide documentation for our property manager or compliance records?
Yes. Every commercial job includes a completion certificate, before/after photos, IAQ test results (CO₂, PM2.5, PM10), and a written scope-of-work summary. For medical and educational facilities, we can provide additional documentation on request.
Do you clean rooftop HVAC units?
Yes. We service rooftop package units, split systems, and air handlers. Rooftop unit coil cleaning and drain pan service are included in our commercial scope. We carry appropriate safety equipment for rooftop access.
